Why do we charge a fee for seller-requested estimates?
We value our partnerships with real estate professionals and understand the fast-paced, high-stakes nature of your work. When a realtor requests an estimate for their seller, it's often tied to tight timelines, negotiations, and a need for accurate, detail-rich bids.
To ensure we deliver the prompt, professional service you and your clients need and expect, we charge a $50 estimate fee. This fee covers estimator time, expertise, and resources required to provide a reliable assessment of the project and is often requested on short notice. Putting some money on the table allows us to prioritize your requests and give your clients the attention they deserve.
Think of it as an investment in peace of mind. Your clients get clear answers from a licensed and experienced professional, and you can move forward with confidence. The fee is credited to the total project price if we’re hired to do the work.

We can. As with many things in life the it does depend on the situation, time to close and extent of the project. When it makes sense for all parties, yes, we can accept payment on closing.

That is a great question. We are often the mediam priced paint contractor and might fall about 10 - 15% higher than the lowest bid. There are a few difference in how we work.
Color consultations and product education - our color consultation services are an added benefit for buyers or sellers. With formal training in color theory, over 25 years of application experience and continued education in trends, you get solid advice about how to turn a house into a home.
Premium paint and prepping products - no cutting corners, watering down, or bargin-bin purchases. Only applying premium or ultra-premium products requires a higher investment
Skilled painters - each of our painters has chosen this trade as a profession, and they are paid well to do the work. We honor their commitment of time to this skilled labor trade with competitive pay.
Cleanliness and job site attention - the difference between a good painter and a great one is more than just straight lines is ensuring that the job site is tidy each day and that there are not coatings anywhere they don’t belong. Extra attention is paid to proper masking and after work cleanup.

We do. We have found it is a common occurrence to have to repaint a freshly painted project due to color choices. Why try to choose what someone else is going to like? We happily provide estimates and fixed bids to be used during the buy-sell process so that new homeowners can choose to paint their exterior or interiors in colors that match their style or home’s interior design aesthetic.

No, we pride ourselves on being responsive to client needs. We can typically walk through properties the next day and provide pricing onsite before the appointment is even over. This is subject to the complexity of the project or if email is the preferred form of communication, but those are exceptions.
